On October 21, 2025, the North Myrtle Beach Planning Commission reviewed the major preliminary plat for Dockside Preserve and had a minor concern regarding the protection measures of just a single tree. The preliminary plat for Dockside Preserve was subsequently approved at the November 11, 2025 North Myrtle Beach Planning Commission Meeting.
Pulte Homes is the builder in Dockside Preserve. Preliminary Plans for the new home community of Dockside Preserve in Little River are showing a total of 127 lots with lot sizes ranging from 7,115 square feet to 15,915 square feet.
Included in the preliminary plans for Dockside Preserve are 35 lots adjacent to the Intracoastal Waterway. These 35 waterfront lots in Dockside Preserve are relatively unique in that they are going to be implemented as “piano lots” - narrow, rectangular lots that resemble the shape of piano keys when viewed on the site plan. Waterfront land—especially along places like the Intracoastal Waterway near Myrtle Beach—is some of the most expensive real estate in a community. By using narrow “piano lots,” more homes in Dockside Preserve can have at least a partial water view, the number of premium priced homes will be increased, and the community can mitigate the risk of having just a few oversized pots that can consume all of the water frontage. Amenities in Dockside Preserve are anticipated to include a swimming pool, clubhouse, playground, pickleball courts, two community boat docks, and two mail kiosks with parking.
Pulte Homes has not yet announced timing, specific home plans, or pricing for the single-family homes in Dockside Preserve.
